When Jean Guyon created the "Château Haut Condissas" cuvée in 1995, he was in the spirit of the Right Bank garage wines, i.e. to deploy a maximum of effort on a small vineyard to reach the quality of the best grands crus. On 1 hectare of vines (since enlarged to 5 ha) planted at 8,500 vines/ha on clay gravel and cultivated "like a garden", attention is paid to each vine and each bunch. The vineyard is made up of Merlot (65%), Cabernet Sauvignon (25%) and Petit Verdot (10%). It thus reaches the quality of certain grands crus, with a very reasonable price.

The jewel in the crown of Domaines Rollan de By, Château Haut Condissas embodies haute couture winemaking in the Médoc. Created in 1995 by Jean Guyon in Bégadan, this 15-hectare estate offers a bold interpretation of the appellation, based on an unusual proportion of Merlot (60%) and Petit Verdot (20%), complemented by Cabernet Sauvignon and Cabernet Franc. L'histoire du domaine

Château Haut Condissas, which takes its name from the street on which it stands, began in 1995 when Jean Guyon acquired 3 hectares of vines on the plateau de By in Bégadan, in the northern Médoc. Six years after establishing Château Rollan de By in 1989, this passionate figure from the world of interior design took a further step in his ambition to elevate the Médoc to the highest level. What was initially just a parcel within the larger Rollan de By property proved to be an exceptional terroir, strewn with rocks and gravel, capable of producing a special cuvée of rare elegance. Over the years, the estate has grown to 15 hectares through meticulous selection of parcels chosen for their specific characteristics and exposition. From its earliest vintages, the prestige cuvée has been identified by the specialist press as being on par with classified growths, climbing the ranks in blind tastings with impressive consistency.

Le terroir

Located at the heart of the plateau de By in Bégadan, in the northern Médoc, the Haut Condissas vineyard rests on clay and gravel terroir—this clay-limestone soil strewn with stones that gives the wine its structure and minerality. The estate's 15 hectares are planted at a density of 8,500 to 10,000 vines per hectare, depending on the parcel, with an average vine age of 30 years and some parcels exceeding 40 years. The high proportion of clay in the soil led Jean Guyon to favour Merlot (60%), complemented by an unusual proportion of Petit Verdot (20%), plus Cabernet Sauvignon and Cabernet Franc (10% each). This original composition distinguishes Haut Condissas from all other Médoc estates. Viticulture follows sustainable farming practices, with meticulous soil management, controlled yields around 30 hl/ha, and manual harvest in small crates with rigorous sorting. The estate is cultivated 'like a garden', with each vine receiving individual care to achieve full ripeness, sometimes to the point of partial raisining.

Les vins

Château Haut Condissas produces approximately 6,000 cases per year of its prestige cuvée, a bold blend dominated by Merlot (60%), accompanied by an unusual proportion of Petit Verdot (20%) that defines the wine's personality, complemented by Cabernet Sauvignon and Cabernet Franc (10% each). Vinification takes place in temperature-controlled, conical-shaped stainless steel vats, with cold pre-fermentation maceration followed by three weeks' cuvaison. Each parcel is vinified separately. Malolactic fermentation occurs in 100% new French oak barrels, followed by 18 months' ageing on lees with bâtonnage. The wine is distinguished by its deep ebony colour, complex bouquet marked by black fruits, morello cherry, mocha, toasted notes and clove, and by its velvety texture with fine, elegant tannins. The Haut Condissas style combines power, concentration and finesse, with ageing potential of 4 to 12 years. The estate also produces a kosher cuvée, Le Cadet. Consulting oenologist Alain Raynaud supports the property in its technical decisions.

Le vigneron

Jean Guyon is a singular figure in the Bordeaux wine world. Born in 1949, this passionate self-taught vigneron did not come from a viticultural background: trained at the École Boulle, he spent many years as an antiques dealer and interior designer, immersed in an artistic universe where the pursuit of beauty was paramount. It was in 1989, before turning 40, that he acquired his first 2 hectares of vines in Bégadan, on beautiful clay-limestone gravel of the plateau de By, with a simple ambition: 'to make a good wine for friends'. A perfectionist and visionary, he applies to wine the same exacting standards he brought to his original craft, giving his vines 'the luxury and refinement that only classified growths allow themselves'. Within a few decades, he has built a viticultural empire of 185 hectares spread across eight châteaux—Rollan de By, Haut Condissas, Tour Seran, La Clare, Greysac, de By, du Monthil and La Rose de By—contributing to the revival of a terroir forgotten by history. Haut Condissas remains his flagship, the 'haute couture' cuvée that he directs with love, passion, precision and rigour, embodying his vision of a Médoc capable of rivalling the greatest estates.
